Please be aware your tenancy may be subject to any of the following fees.
The asking rent does not include letting fees. 

Tenant Fees
Before the tenancy:

A Holding fee is required to reserve a property and is the equivalent of one weeks rent. A completed offer form is required to be submitted on the same day as the Holding Fee is paid (or prior) to reserve a property. Please note, by submitting an offer on a property you confirm agreement to this ‘Tenancy Procedure’.

Failure to submit the required information to complete the referencing process within 7 days will lead to your offer expiring and your holding fee will not be refundable. The Holding Fee will also not be refundable if the tenant backs out of the tenancy themselves after making an offer, fails right to rent checks, or has provided false or misleading information.

  During the tenancy:

• Charges for any cheque or standing order returned (unpaid) by the bank £35.00
• Charges for any time spent by the agent having to visit the property £30.00
• Charges incurred for letters chasing rent (per letter) £10.00
• Any legal costs incurred by the landlord/agent due to breach of tenancy
• Reasonable cost of phone calls and time spent chasing arrears etc.
• Charge for late payments £25.00 (for each late payment)
• Charge for copies of any document £5.00 (per document)

• If any tenant(s) wish to renew their contract at the end of the tenancy, a renewal fee will be due. The renewal fee will be equal to the agency fee with a 5% loyalty reduction.

  Terminating the tenancy early:

• Unless the Tenancy Agreement contains a break clause there is not an obligation upon the landlord to agree to the tenancy ending earlier than the end date in the Tenancy Agreement.
• Charges equal to one month’s rent, plus VAT.
• Half of this fee is payable when you confirm your intention to surrender your tenancy and the remainder payable once the property has been re-let.
• The fee is NOT refundable.
